Most realtors don't need more social media advice; they need a routine they'll actually keep. This system uses the media you already get from a listing shoot and fits into about an hour a week.
The principles
- Post natively. Upload video and photos directly to each platform instead of sharing links.
- One idea per post. The kitchen. The view. The floor plan. The walk to the park.
- Lead with the best frame. The first second (or first image) decides whether people stop.
- Always point somewhere. Send people to the property website or ask them to message you.
The weekly rhythm for an active listing
Monday: Launch or recap post. A photo carousel with the cover image first, then five or six strong interiors. In the caption, lead with the home's story in one line.
Tuesday: Short video. A 15 to 30 second vertical clip from your Cinematic Video, or a SpeedSell Video generated from the photos if you didn't film.
Wednesday: Layout post. Share the floor plan or a screen recording of the Floor View Tour, stepping from room to room. Layout posts get saved and shared by serious buyers.
Thursday: Neighbourhood. Aerials, the nearest park, school or SkyTrain station. Buyers are choosing a location as much as a house.
Friday: Open house or call to action. Date, time and one standout photo. Use stories for a reminder.
Captions that work
Keep the first line specific ("South-facing yard, three bedrooms up, walk to Lynn Valley Village"), add two or three facts, and end with one clear action. Avoid long hashtag lists; a few local, specific ones are enough.
Stay compliant
Advertising rules apply on social media too. Include the brokerage and licensee information your regulator requires, and label altered images such as virtually staged rooms. BCFSA publishes advertising guidelines for BC licensees.
