How to Choose the Right Listing Media Services (Without Overspending)

Every listing has a budget, and every seller asks the same question: what do we actually need? The answer isn't "everything". The right mix depends on what will make buyers book a showing for this home. Here's a simple way to decide.

Start with the two essentials

Almost every buyer journey starts the same way: thumbnails in a search feed, then the full photo set, then the floor plan. So two things belong on every listing.

  1. HDR Photography. Balanced interiors with visible window views are the baseline buyers now expect. Weak photos cost you the click before anything else gets a chance.
  2. A measured floor plan. It answers the question photos can't: does this layout work for us? Choose a LiDAR floor plan or a 3D Scan floor plan.

Those two cover the essentials. Everything else is situational, and that's where you can spend wisely or waste money.

Then ask: what sells this particular home?

Work through these questions with your seller.

Is the layout hard to understand from photos? Multi-level townhomes, homes with suites, split-levels and condos with near-identical bedrooms all confuse buyers.
