Listing media has changed quickly: AI tools, short vertical video and interactive formats have joined the familiar photo gallery. Some are genuinely useful and some are noise. Here's a practical look at the newer formats realtors ask about, and which ones YVR Listing offers today.

Available now

AI-generated listing video from photos

Tools can now turn a photo set into a short, moving video. Our SpeedSell Video does exactly that: a one-minute video generated from your listing photos. It's useful for social posts on a budget. It doesn't replace filmed video when flow and atmosphere sell the home.

Interactive floor plans with photos

Buyers increasingly expect to understand layout online. Our Floor View Tour places each listing photo on the floor plan at the spot it was taken, with a marker showing the camera direction, across every floor. It's covered in depth in What is a Floor View Tour?.

Immersive 3D tours

3D walkthroughs are now familiar to buyers, especially remote ones. We offer Matterport 3D tours.

Virtual staging

Digitally furnished rooms for vacant listings, available as Virtual Staging. Label staged images as BCFSA guidance requires; see our virtual staging guide.

Vertical short-form video

Reels and short videos are where much listing discovery now happens. You don't need a separate service for this: plan vertical cuts from Cinematic Video or use SpeedSell. Our two-week posting schedule shows how.

Formats to watch (not currently offered by YVR Listing)

These appear in 2026 marketing trend coverage. We don't offer them today, but they're worth understanding.

  • Virtual renovation: AI images showing a room with new finishes or layouts. It can help buyers picture potential, but it's easy to mislead with, so disclosure matters even more than with staging.
  • Agent-on-camera intro videos: short personal clips of the listing agent presenting the home. You can film these yourself on a phone to accompany your listing media.
  • 360° photo tours and AR experiences: panoramic or augmented-reality views, sometimes used for new developments.
  • AI photo "enhancements" such as sky replacement or object removal. Anything that changes what a buyer will see in person needs clear labelling or should be avoided.

How to decide what's worth it

Ask one question of any new format: does it answer a buyer's question faster? Layout tools, 3D tours and short video usually do. Novelty formats that don't reduce uncertainty rarely justify the cost.

We'll keep this list honest: if we add a new service, it will appear on our Services page with live pricing.
