Floor View Tour vs Floor Plan vs Matterport: Which Does Your Listing Need?

Three ways to show a home's layout, compared honestly: what each one does, what it doesn't, and which listings need one, two or all three.

"Should I get a 3D tour?" is really a question about layout. Buyers want to understand how a home fits together before they visit. There are three tools for that, and they do different jobs.

1. Floor plan: the map

A measured 2D floor plan (LiDAR or 3D Scan) shows rooms, walls and relationships at a glance.

  • Does well: layout, relative room sizes, flow between spaces.
  • Doesn't do: show what rooms look like, or connect photos to rooms.
  • Every listing should have one.

2. Floor View Tour: the map with photos pinned to it

A Floor View Tour places your listing photos on the floor plan at the spot each was taken, with a marker showing the camera's direction. Buyers step through the photos and see where they are on the plan, floor by floor.

  • Does well: connects every photo to its room; makes multi-level homes and suites clear; quick to use on a phone; built from photos you already have.
  • Doesn't do: immersive 3D movement or 360° views.
  • Best for: townhomes, suited homes, split-levels, condos with look-alike rooms.

3. Matterport 3D tour: the walk-through

A Matterport tour captures the home in 3D so buyers can move through it and look around freely.

  • Does well: immersion and a sense of space; ideal for remote buyers.
  • Doesn't do: replace good photos in search results; it takes longer to explore.
  • Best for: larger or high-value homes, relocation and overseas buyers.

Quick decision guide

  • Small condo: floor plan, plus a Floor View Tour if the building has several listings.
  • Townhome or suited home: floor plan and a Floor View Tour.
  • Large detached or luxury home: floor plan plus Matterport; add a Floor View Tour if the layout is complex.
