A listing's media usually ends up scattered: photos in the MLS gallery, a video on social media, a floor plan attached to an email, a tour link in a text message. A single-property website pulls the listing together at one address, so buyers, their agents and your own followers all land in the same place. Here's what a property website is, where it helps most, and how to get real use out of it.
What a single-property website is
A single-property website is a dedicated web page built around one listing, with a branded landing page. Instead of sending people to a portal crowded with other homes and ads, you share one link that is only about this property.
It is not a replacement for the MLS or the big portals. Those are where most buyers first find a home. The property website is where you send people once you have their attention, and the link you put everywhere you control.
Why one link matters
- It's easy to share. One short link works in a text message, an email, a social bio, a QR code on a feature sheet and a sign rider.
- It keeps attention on the home. Portal pages surround a listing with similar homes and ads; a property website doesn't.
- It brings the media together. Photos, video, a tour or floor plan are easier to understand when buyers can move between them on one page than when they arrive as separate links.
- It supports your brand. A branded landing page shows sellers, and future sellers, how you present a home.
Listings that benefit most
- Listings with more than photos: a cinematic video, a Matterport 3D tour, a floor plan or a Floor View Tour. The more media a listing has, the more it helps to have one place to show it.
- Homes with a story to tell: renovations, a suite, a large lot or a location worth explaining.
- Listings you'll promote on social media, where a single link in your bio or post keeps things simple.
- Pre-sale, luxury and unique homes, where buyers expect a more considered presentation.
For a small condo with a short photo set, a property website is less essential, though it still gives you one clean link to share.
How to use it through the listing
- Before launch: check that every piece of media is in place and that the page reads well on a phone, where most people will open it.
- Launch day: use the link in your "just listed" posts, your email to your database and your messages to agents with buyers in that price range.
- Open houses: put the link, or a QR code pointing to it, on the feature sheet so visitors can revisit the home later.
- During the listing: reuse the same link whenever you post an update, such as an open house reminder, a new video clip or a price change.
- After the sale: a strong property website is a portfolio piece to show future sellers what their listing could look like.

Getting the most from the page
- Lead with the strongest image. The first thing visitors see should be the photo that sells the home, often the front exterior or the main living space.
- Keep the remarks short and specific. Say what makes this home different; skip the generic adjectives.
- Order the photos like a walk-through so the page tells the home's story in sequence.
- Check it on your own phone before you share it widely.
- Follow advertising rules. Descriptions, claims and any altered or enhanced photos on the page are subject to the same BC real estate advertising requirements as the rest of your marketing.

The short version
A single-property website gives a listing one address that belongs only to it. It earns its place when the listing has several kinds of media to show and when you'll actually share the link: in posts, emails, feature sheets and conversations with buyers' agents.
